Your visa shouldn't be the reason you're turned down.

If you're living and working in the UK on a visa, you may already have been told that you need indefinite leave to remain, a large deposit, or years of UK credit history before anyone will lend to you. It's a common message, and for a lot of people it's simply not true. There is no rule preventing a foreign national from owning property in the UK. The difficulty is that lenders don't all treat visa holders in the same way.

One lender might be comfortable with a Skilled Workers visa holder who has been in the UK for a year. Another might want three years of UK address history, a minimum amount of time remaining on the visa, or a bigger deposit than they would ask of anyone else. Some high street lenders won't consider a visa application at all until you have settled status. None of that means you can't get a mortgage. It means you need to be with the right lender from the start.

This is where applying to the wrong lender causes real problems. You could wait weeks for a decision, only to be told your visa doesn't meet that lender's criteria, by which point you may have paid for a survey, instructed solicitors, or picked up a hard credit search that makes the next application harder. What visa holders usually ask us first.

Do I need indefinite leave to remain to get a mortgage?

No. Indefinite leave to remain or settled status gives you the widest choice of lenders, but a number of lenders will consider applicants on Skilled Workers, Health and Care Workers, spouse and other visas. What matters is your visa type, how long you've lived in the UK and how long is left on your visa, and we'll tell you where you stand before anything is submitted.

How long do I need to have lived in the UK?

It depends on the lender. Some want two or three years of UK address history, while others will consider applicants after 12 months, and a small number sooner than that. This is one of the main things we check before recommending where to apply.

How much time do I need left on my visa?

Many lenders like to see at least 12 months remaining. Some will consider less where you're on a route to settlement and your employment is stable, and some don't set a minimum at all. If your visa is due for renewal, tell us early so we can plan around it.

Do I need a large deposit?

Not necessarily. Visa holders are often told they need 25 percent. In practice, some lenders will consider deposits of 10 percent, and in some cases 5 percent, depending on your time in the UK, your income and your credit profile. A larger deposit opens up more lenders and better rates, but it isn't a requirement for everyone.

I don't have much UK credit history. Is that a problem?

It's very common for people who have recently moved to the UK and it isn't a barrier with the right lender. Some lenders assess a case manually rather than by credit score. Having a UK bank account, being on the electoral roll where you're eligible, and keeping a couple of accounts paid on time all help.

My deposit is a gift from family overseas. Is that accepted?

Yes, with many lenders. You'll need to evidence where the money has come from and how it reached your UK account, and we'll tell you exactly what's required at the start so it doesn't hold your application up later.

Can I apply jointly with a partner who has ILR or British citizenship?

Yes, and it often widens your choice of lenders and can improve the terms available. The lender will still assess both applicants, but a joint application with a settled partner is a well-trodden path.

Does it cost anything to find out my options?
